1. Do I Need An Agent To Buy A Home?

A: Yes you do need a Real Estate Agent! Stop and think about this; if you were to walk up to a listing agent (agent who represents the seller) of a home that you might be interested in and told them you wanted to write an offer on the home, do you suppose that the negotiations with a buyer that "walked in" off the street (such as yourself) would be fair? The agent might be honest and then again, they might not. When you want impartial and accurate information do you think the listing agent would you tell you that the home you want is over priced? Would the listing agent ever tell his client (the seller) to lower the asking price, since they know you (the buyer) want to buy the home? I would hope they would do the fair and honest thing to you, but why leave it to chance? Get an agent to work for you. It doesn't cost you any more to have personal representation by a Buyer's Agent.
Clearly, if a seller is going to have a professional working hard for them, you can't go wrong having a buyers' agent work hard for you to get you the best price, terms, conditions, and least amount of inconvenience for you and your family.

2: What Does A Buyers' Agent Do?
A: A buyers' agent works hard to find you homes that match your qualifications of style, size, price, and location. We have buyers agents and we will get you private showings with ALL of the homes that interest you. We will run comparisons of prices for you on similar styles of homes so that you rest assured that you aren't paying to much. We will show you public Tax records and give you more information to educate you on how to negotiate the best possible price for your new home. We will manage the transaction paperwork and make sure everything runs smooth from contract to close.

3: How Much Does A Buyers' Agent Cost?

A: We have heard of agents charging buyers an hourly fee and/or retainer fee. Our Team will never, ever charge you to use our services. It may not even cost you a penny for our expertise in Real Estate market. We traditionally collect a commission from the seller of the transaction when we close.


4: Do I Need to Talk to a Lender First?
A: Yes, talk to a mortgage lender, the consultaion is free! Remember to use a reputable company that has been recommended to you by a family member or friend that has used them in the past. If you wish to shop and compare, call or e-mail us.  We can give you the names and contact information of several reputable firms with proven track records. It is always best to use a local lender who is familiar with local market and has expertise in the Colorado Springs Real Estate area.

5: Do You Find the Home You Want and Then Call An Agent?
A: No, do not spin your wheels or waste your time, because your time is so valuable. It is best if you make an appointment with us first. We will find out what your wants and needs are, then search for the homes that fit your criteria with the most current and up to date information possible. We give you that information, go over that information, and narrow the search even more to insure that you see the best of the best. We will set up the appointments so that we can privately view each home. 

6: When I Find the Home I Want, What Do I Do Next?
A: When we find the home you want, we write an 'offer to purchase'. Your realtor will communicate to you about those things you will be required to do. There can be negotiations prior to the offer being accepted. After the offer is accepted, you may hire a professional home inspector who will give you a full report of any issues there might be with the home. Keep a cool head during the inspection time. No home is perfect. Again during this time negotiations may be conducted. As your 'buyers agent' it is our responsibility to make sure you are satisfied with the results of your inspection and any consequent negotiations. If you are not happy with the inspection you have the opportunity to terminate the contract and we can continue the search for your dream home. After the inspection there will be an appraisal, done by the mortgage company and as you continue to process the mortgage requirements, we are working through the remainder of the contract requirements until closing and delivery of the keys that allow you to open the door to your future.
